How tall is the duplex?

    The proposed duplex is 24 feet ( 7.31 meters ) at the midpoint of the roofline. This is below the maximum height of 25 feet ( 7.62 meters) allowed for a single detached dwelling on an RS-1 zoned property, or a duplex on an RT-1 zoned property. Height is measured based on the average elevation of the lot, not the elevation of the lowest floor.

    How many units would be in the building?

    The duplex would contain two principal units, which would be stratified to allow separate sale to two owners. Each side of the duplex will have the option of adding a legal secondary suite at a later date, if desired. This would create a maximum of four units on the property. If created, the secondary suites could be used the same way as suites in single detached dwellings: they could be rented, used for family, or used by the occupants of the main unit. The secondary suites could not be stratified or sold.
