Project Update: July 26, 2023: City-led Consultation for this project has now concluded. Feedback received from the community will be shared back here, and with Council as they consider this application for first and second reading later this year.


What's being proposed?

A rezoning application has been received to allow construction of a duplex at 926 First Street consistent with the Duplex, Triplex and Quadraplex: Interim Development Review Policy. The duplex would have a proposed Floor Space Ratio (FSR) of 0.61. Both of the proposed units would be stratified, side-by-side, ground-oriented, and family-friendly with four bedrooms each. Secondary suites and/or a laneway house would not be permitted on the property.

The proposal includes a total of two off-street parking spaces in a detached carport at the rear of the site, accessed via the lane.

The proposal is to rezone the property from Single Detached Residential Districts (RS-1) to a Comprehensive Development (CD) District to facilitate the project.

How can I engage?

City-led consultation on the project has now concluded. The City-led consultation is intended to offer an opportunity for public input before the project proposal is finalized and presented to Council for consideration.

This City-led consultation could potentially take the place of the Public Hearing. When Council considers this project for approval, they will decide if a Public Hearing is needed.

The final staff report to Council will include a summary of the feedback received during the City-led consultation process, as well as any feedback submitted directly to staff during the project review process. This report is anticipated to be presented to Council in fall 2023 and will be posted on this page once it is available.

The review process is iterative and revisions are considered based on consultation feedback throughout the process. Final revisions will be made prior to the project being presented to Council for consideration.
