What is being proposed?

A Heritage Revitalization Agreement (HRA) application has been received for 1121 Eighth Avenue in the Moody Park neighbourhood. The HRA would protect and restore the existing 1909 Callow House, which would remain unchanged in size and location. A new 142 sq. m. (1,537 sq. ft.) ground-oriented infill house would be constructed to the west of the heritage house and a 331 sq. m. (3,565 sq. ft.) duplex at its rear. All new units would contain three or more bedrooms.

Through the proposal, all three of the proposed units and the existing heritage house would be stratified. No secondary suites are proposed. A total Floor Space Ratio of 0.96 is proposed.

The key Zoning Bylaw relaxations proposed under the HRA address density in order to enable new infill housing development. In exchange for development, the benefits proposed by the project include restoration and legal protection of the heritage house and provision of three new family-friendly infill housing units.

How can I engage?

There were multiple opportunities for the public to provide feedback through the application review process. The review process is iterative and revisions are considered, based on engagement feedback, throughout the process. The process included City-led engagement, followed by revisions based on the feedback, a Public Hearing, and presentation to Council for bylaw consideration.
